Your money leaves escrow only when the week is yours

The platform sits between both sides. No wiring money to a stranger, no "just trust me".

  1. You pick a week and pay on the platform

The money does not go to the owner. It is held in escrow at the payment gateway until the next step is complete.

  2. The owner issues the authorisation

They transfer the right to use that week to you and send the paperwork the resort will ask for at check-in.

  3. You verify and release

Got the documents and checked them with the resort? Only then is the money released to the owner. If the paperwork never arrives, you get a refund.

  4. Check in as an owner

You enter the resort with the same rights as an owner: pools, spa, restaurants and common areas, with no guest surcharge.

Why a full week costs less than two nights

Timeshare owners get one week per year, and that week expires. If the owner does not travel on those dates, it is gone — it does not roll over and it does not turn into credit. Given the choice between losing everything and recovering part of it, owners list for far below the counter rate. The discount comes from the owner's calendar running out, not from a resort promotion. You pay less because you are buying time that was about to expire.

Who this is for

  • Families who want a full-board resort but stall at the nightly rate.
  • Travellers with kids who need an apartment with a kitchen, not a hotel room.
  • Anyone who priced the resort directly and found a week unaffordable.
  • Anyone with flexible dates willing to pick the week by price.

What everyone asks before their first booking

Straight answers. Still unsure? Talk to us before you pay.

What is a timeshare week?

A timeshare week is the right to use a resort unit for a fixed period every year, usually seven nights. Whoever bought it owns that period: they use the unit, the pools, the spa and the restaurants as an owner, not as a guest. When the owner will not use their week, they can transfer that right to someone else — and that is exactly what you book on Semana de Férias.

Why is a whole week cheaper than a couple of nights at the resort?

Because the owner's week has an expiry date. They already paid for the timeshare and get one period per year; if they do not use it, they lose it — it does not roll over or become credit. Faced with losing the week entirely or recovering part of what they paid, owners list well below the counter rate. The discount comes from the owner's calendar, not from a resort promotion, which is why it usually lands between 40% and 70% off the full nightly rate.

Is it safe? How do I know I will not lose my money?

Payment does not go straight to the owner. It is held in escrow on the platform until the owner issues the authorisation and you confirm you received the paperwork. If the documents are not delivered, or the resort does not recognise the transfer, the money is refunded. On top of that, every owner carrying the "verified" badge had their title to the week checked by the Semana de Férias team before the listing went live.

Is this legal? Does the resort accept it?

Yes. Transferring the right to use a timeshare week is provided for in the resort contracts and is done through an authorisation issued by the owner. Check-in is registered in the name of whoever is using the week, with the documents in hand. It is the same mechanism an owner would use to lend their week to a relative — the difference is that here the transaction is brokered and the payment is protected.

How much does a resort week cost?

It depends on the property, the season and how soon the week starts, but the practical benchmark is this: a full week usually costs about what two or three nights would cost at the same resort's counter rate. Every listing on Semana de Férias shows the week price side by side with what the same number of nights would cost booked directly — so the comparison is always like for like, never a full week against a single night.

What is included in the week?

The right to use the unit for the booked period and owner-level access to the property's common areas: pools, spa, gym, leisure areas and the resort restaurants. Fees the property itself charges at check-in — cleaning, consumption or a meal plan — are not included in the week price and are described in each listing.

Can I bring my whole family?

Yes, within the unit's capacity. Every listing states the number of bedrooms and the maximum number of guests, typically between 4 and 8 people. Because these are resort apartments rather than hotel rooms, most have a kitchen, a living room and more than one bathroom — which changes a lot when travelling with children.

Do I have to buy a timeshare to use the platform?

No. You buy no share, sign no long-term contract and take on no annual fee. You book one specific week, once, from an owner who will not use that period. It is a single transaction, like booking accommodation — nothing resembling a timeshare sale.

What if I need to cancel?

While the booking is still in escrow and the paperwork has not been validated, cancelling refunds what you paid. Once the authorisation is issued and you confirm receipt, the property's cancellation rules apply, and they are stated in the listing. Cancellations caused by the owner always result in a full refund.

How far ahead should I book?

There is no minimum, but pricing rewards both extremes. Weeks many months out give you the best choice of dates; weeks starting soon carry the deepest discounts, because the owner is about to lose the period. If your dates are flexible, watch the near-term weeks — that is where the sharpest price drops appear.

I own a timeshare. How do I list my week?

You register the week, upload the documents proving your title, and set the price and the periods you want to transfer. The Semana de Férias team verifies the paperwork before publishing. When someone books, the money is held on the platform and released to you as soon as the authorisation is issued and the buyer confirms receipt — which protects both sides of the deal.
